Bats and their roosts are fully protected under the Wildlife and Countryside Act (1981) and the Conservation of Habitats and Species Regulations (2017). Planning applications often require a preliminary roost assessment to proceed, from which further dusk/dawn surveys can be recommended, and if bats are found using your property it is necessary to apply for a European Protected Species licence.
